Buying your first home in 2022?

If you're thinking about buying your first home this year, here's my word of advice. Before anything else, think through these two things: your budget and your must-haves.
Budget:
Determine the price range you feel comfortable with spending on a new home. For an objective point of view, meet with a trusted bank or mortgage lender to discuss and get pre-approved. Let me know if you need recommendations, and I can send a few over.
Must-haves:
These are the non-negotiables for your new home. Need to stay in the same school district? Need a fenced yard for the dog or a guest room for grandma? Keep the list short, don’t include things that are easy to change (paint color, appliances, flooring, etc.), and share with your realtor upfront.
